"Welcome such calls"...??? Does he actually think there are people left on this planet who "welcome such calls?" Do you "welcome such calls?" Does anyone? Or how about the fact that the National "Do Not Call List" now numbers over 54 million households. There are only 104 million households in the United States. I'm on the list. Are you? A lot of what he teaches is right on the money. In fact, on some things he's brilliant. It's just on this issue of "cold calling" he seems to be stuck in a time warp. He thinks new agents coming into the market should still be taught these ineffective, 1980's, rejection-filled prospecting tactics. And the fact is the DNC rules are a major issue and, like it or not, they're making cold calling obsolete...and illegal! The
business models of the past are dinosaurs! Even before the DNC rules agents should have made the shift away from cold calling. I'm going to let you in on an absolutely crucial little secret. Every ad...flier...mail piece...every communication of any kind should be focused on one thing and one thing only...your prospect and their needs...not you or your needs! So how successful is the second ad? A quick example of its success is an agent in Columbus, OH, J.A. Dava with RE/MAX Premier Choice. J.A. called to tell me about his first run of this ad. It cost him $43 and went out to 23,000 households in his area. The next week he got seven inquiries, presented four CMAs, and took three new listings! He acquired over $500,000 in inventory for $43!
