I really find that comment hard to believe. Now...since it's a "giant non-issue"...if you get reported and fined $11,000...is he going to pick up the bill for you?

Further, the article said, "He believes the do-not-call list will weed out agents who aren't proficient telephone prospectors and open the field for those who excel at the practice because permissible telephone lists will include only people who welcome such calls."

"Welcome such calls"...???

Does he actually think there are people left on this planet who "welcome such calls?"

Do you "welcome such calls?" Does anyone? Or how about the fact that the National "Do Not Call List" now numbers over 54 million households. There are only 104 million households in the United States. I'm on the list. Are you? If you are not, and you want to be, here's the web site: http://www.donotcall.gov

Those numbers alone are intimidating enough, but also consider this: those who don't "welcome such calls" have been filing complaints with the FTC to the tune of nearly 1,000 complaints a day! Hmmm...looks a lot like the days of people who "welcome such calls" are just about over.

Now before I go any further let me make an important point. Am I saying this guy is an idiot? No. Heck no! A lot of what he teaches is right on the money. In fact, on some things he's brilliant. It's just on this issue of "cold calling" he seems to be stuck in a time warp.

He thinks new agents coming into the market should still be taught these ineffective, 1980's, rejection-filled prospecting tactics. And the fact is the DNC rules are a major issue and, like it or not, they're making cold calling obsolete...and illegal!

Even before the DNC rules agents should have made the shift away from cold calling. According to a study done by GSD Enterprises (advocates for "truth in recruiting" regulation), what's really happening in real estate isn't as rosy as what you read. Here's some interesting food for thought...

It seems pretty obvious...doesn't it? Yet you see ad #1 time and time again! Now let me ask you, who cares what that agent needs? Nobody but the agent.

I'm going to let you in on an absolutely crucial little secret. Every ad...flier...mail piece...every communication of any kind should be focused on one thing and one thing only...your prospect and their needs...not you or your needs!

So how successful is the second ad? 

A quick example of its success is an agent in Columbus, OH, J.A. Dava with RE/MAX Premier Choice. J.A. called to tell me about his first run of this ad. It cost him $43 and went out to 23,000 households in his area. The next week he got seven inquiries, presented four CMAs, and took three new listings! He acquired over $500,000 in inventory for $43!

Not bad for $43...hmmm?  

Now let's break down the second ad and take a closer look at it. This is a very successful ad and there are two main reasons it's so successful.

The first reason is it offers your prospective seller a meaningful benefit. What do sellers want? Information. Why? Because they're scared. They're afraid they might make a mistake that costs them thousands of dollars. Plus, they think all real estate agents are sharks!

The second reason it's so successful is it is super EASY for prospects to respond. They can call in a relaxed, comfortable way. They don't have to worry about an agent grilling them with 20 questions. They can just get some information and test the waters.

Then, once they respond to you, you implement an effective follow-up system that will gently and effectively lead that prospect to do business with you.

You'll Be Viewed As A Trusted Advisor

Another incredibly nice benefit of this type of approach is it builds trust and rapport. When you have trust and rapport, prospects are so much easier and nicer to work with. They view you as a trusted advisor...not a shark out to earn a commission check.

Now here is where I'm often asked...

"So How Good Are These Type of Prospects?"

Answer: VERY GOOD! 

An informal survey of over 25,000 prospects (who called for recorded information) showed 32.7% of them bought or listed a property within 60 days after calling. And another 42.1% created a transaction within twelve months! 

So yes! These leads are as good as gold, but there are several very important keys to cultivating prospects this way. First, you have to break out of the "old school" thinking that if they're not doing something right now..."don't waste your time."
